  By accessing and using Openprop - Manage your real estate listings ("the Service"), you agree to comply with and be bound by these Terms of Service. If you do not agree to these terms, please do not use the Service.

• Changes to Terms

  Razorlabs reserves the right to modify or replace these Terms of Service at any time. It is your responsibility to check the Terms of Service periodically for changes. Your continued use of the Service following the posting of any changes constitutes acceptance of those changes.

• User Accounts

  • You must provide accurate and complete information when creating an account.
  • You are responsible for maintaining the confidentiality of your account credentials.
  • You are responsible for all activities that occur under your account.

• Content and Use of Service

  • You agree not to upload, post, or transmit any harmful content or content that violates any applicable laws. raazorlabs reserves the right to remove any content that violates these Terms of Service.
  • You may not use the Service for any illegal or unauthorized purpose.

• Intellectual Property

  The Service and its original content, features, and functionality are owned by razorlabs and are protected by international copyright, trademark, patent, trade secret, and other intellectual property or proprietary rights laws.

• Limitation of Liability

  Razorlabs and its directors, employees, partners, agents, suppliers, or affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including without limitation, loss of profits, data, use, goodwill, or other intangible losses.

• Governing Law

  These Terms of Service shall be governed by and construed in accordance with the laws of Ghana, without regard to its conflict of law provisions.

Viewing Booking Terms & Conditions

• Nature of the Booking

  • The viewing fee paid through Openprop is a reservation fee, not rent, not a deposit, and not an agent commission at the time of payment.
  • The purpose of the fee is to secure a viewing appointment and reduce cancellations and no-shows.
  • Openprop does not act as an escrow service, trustee, or custodian of funds.

• Payment Handling & Third-Party Processing

  • All viewing fees are processed by a licensed third-party payment provider.
  • Openprop does not hold, control, or take custody of user funds at any time.
  • Any temporary holding, authorization, release, or refund of funds is handled solely by the payment provider, based on booking outcomes and platform rules.

• Release of Viewing Fees

  • The release or reversal of viewing fees is determined by confirmation of agent attendance, renter attendance, or valid cancellation circumstances.
  • Openprop's role is limited to facilitating booking records and confirmations, not financial control.

• Agent Responsibilities

  • Agents agree to attend viewings at the agreed date, time, and location, and notify renters in advance if there are delays or cancellations.
  • If an agent fails to attend without reasonable notice, the renter may qualify for a refund in line with the payment provider's rules.

• Renter Responsibilities

  • Renters agree to attend scheduled viewings on time and provide notice if unable to attend.
  • Failure to attend without notice may result in the viewing fee being released to the agent by the payment provider.

• Cancellations & Refunds

  • Cancellations must be made before the scheduled viewing time.
  • Same-day cancellations may not qualify for refunds.
  • Refunds, where applicable, are processed by the payment provider, not Openprop.

• Platform Role & Limitation of Liability

  • Openprop is a technology platform that connects renters and agents.
  • Openprop is not a real estate broker, financial institution, escrow agent, or payment service provider.
  • Openprop is not responsible for property availability, pricing, viewing outcomes, or payment processing delays or reversals.

• Disputes

  • Openprop may assist by reviewing booking activity, timestamps, and communication records.
  • Financial decisions related to fund release or refunds remain the responsibility of the payment provider.

• Misuse & Access Restriction

  • Openprop reserves the right to restrict or suspend users who abuse the booking system.
  • Openprop may disable booking access where repeated no-shows or misuse are detected.
